Marzia – Casa Vezzosa in Siena, Italy 🇮🇹

This week we feature Marzia from Siena, Italy. She is the host of a large and quiet 5-bed open-plan apartment in the center of Siena, beautifully decorated and strategically located for longs walks in the town. Let’s meet her!

So, Marzia, tell us, how long have you been hosting for? How and why did you start? How many properties do you manage?

I have been hosting Casa Vezzosa for 2 years and I started when the owner asked me to help managing the property. Being a lovely property in the heart of the city centre I decided to accept. I manage one property.

Are you an owner or a manager? Is this a part time or full time occupation for you?

I am a manager, and this is only an occasional occupation.

What is the best thing about hosting, and what are the biggest problems you face?

The best thing is the variety of people I meet. The biggest problems arise when guests are disrespectful and leave the property in a total mess

What is one thing you wish you knew when you started hosting?

I wish I knew how to get help with synchronizing websites!

What is the most important advise/tip you would give someone interested in becoming a short term rental host?

I would advise to think of what you would like to find while away from home. Sometimes a small thought can make a huge difference for a guest who is away from his usual environment.

Besides Syncbnb, are there any tools, devices or software (eg. Remote keylocks, cameras, local guide apps, power meters, etc) you use? What is your experience with them?

Which channels do you list on? How much has your revenue increased since listing on multiple channels?

We list on Booking, Airbnb, Homeaway, Tripadvisor. We started with Sync early in 2019 and our income has definitely increased. I estimate at least a 20% increase from the previous year.

Besides listing on multiple channels, what other things can a host do to increase his/her bookings and revenue?
